Real Estate Roundup: MOD Pizza takes aim at Austin, finds plenty of sites

Here is a roundup of deals and announcements in the Austin-area real estate market recently that weren’t included in other Austin Business Journal real estate online coverage.

This weekly list is valuable to service providers seeking growing clients, can be mined by retailers for competitive business intelligence, plus it provides a good indication of which brokers are staying busy:

• Passco Companies LLC based in Irvine, California, purchased Lone Oak Apartments at 1201 Hidden Valley Drive in Round Rock. The 304-unit development was completed in 2014. The purchase price was not disclosed. Passco owns seven properties in Texas, according to its website.

• Robert Madden Industries purchased 4.2 acres of industrial land at the intersection of Todd Lane and St. Elmo Street in Southeast Austin — an area primed for change. Matt Fain with ECR represented the buyer.

• Kodiak Assembly Solutions LLC leased 57,750 square feet at 2400 Grand Avenue Parkway in North Austin. Mark Emerick, John Barksdale, Ace Schlameus and Darryl Dadon with CBRE Group Inc. represented the landlord, Icon LPC TX Property Owner Pool 6 Austin, and Chris Oddo with Cox Oddo Commercial represented the tenant.

• Texas Restaurant Group Inc. signed a ground lease for 4,500 square feet at 1030 and 1050 W. University Ave. in Georgetown. David Cunningham with N3 Development represented landlord, Net3 LLC, and Dean Vandergriff with CBRE/UCR represented the tenant.

• Detekt Biomedical LLC leased 4,316 square feet at 2101 E. St. Elmo Road. Ace Schlameus with CBRE Group Inc. represented the landlord, KBS Realty Advisors, and Jeremy Sholtis with Cox Oddo Commercial represented the tenant in the new primary office location.

• L’Oca D’Oro LLC leased 2,873 square feet at 1900 Simond Ave. Sergio Negrete with CBRE Group Inc. represented the landlord, AMLI, and Matt Pipkin with Pipkin Investments represented the tenant.

• Mattress1One leased 2,754 square feet at 8303 Burnet Road. Herman Tjahja represented the landlord, and Tara Hoisington of Southwest Realty Advisors LLC represented the tenant. The center is now 100 percent occupied.

• Moe’s Southwest Grill leased 2,750 square feet at Cypress Creek Plaza near the intersection of Cypress Creek Road and Lakeline Boulevard. JLL represented the landlord, Britt Morrison with The Weitzman Group represented the tenant. This will be the fast-casual restaurant’s first Central Texas location.

• Define Fitness leased 2,625 square feet at 809 S. Lamar Blvd. John Heffington and Eric DeJernett with CBRE Group Inc. represented the landlord, South Lamar Apartments LP, and Will Majors with SRS Real Estate Partners represented the tenant, a Houston company that is opening an Austin location.

• MOD Pizza leased 2,412 square feet at 500 Canyon Ridge Drive. Bryan Dabbs with BKD Realty represented the landlord, Parmer Tech Ridge LLC, and Dean Vandergriff with CBRE/UCR represented the tenant. MOD Pizza has opened three Austin stores, signed four more leases and is working three other deals.

• Hohmann Brophy & Shelton PLLC leased 2,248 square feet at 210 Barton Springs Road. Cheryl Ogle of Ogle Properties and The Crystal Management Trust represented the landlord, and Russell Young and Kelly Woodruff with CBRE Group Inc. represented the tenant. This is a new office for the civil litigation firm.

• Abengoa Water USA LLC renewed its lease and expanded to 2,024 square feet at 2801 Via Fortuna. David Putman with Aquila Commercial LLC represents the landlord, Behringer Harvard Terrace LP, and Kelly Woodruff and John Gump with CBRE Group Inc. represented the tenant.

• Natural Pawz leased 1,800 square feet at Lakeline Center, 1540 Cypress Creek Road. Fred Wendland of Retail Solutions represented the landlord, and Daniel Frey of Endeavor Real Estate Group represented the tenant.

• Amkor Technology Inc. leased 1,835 square feet at 8140 N. MoPac Expressway. Jeff Henley with The Kucera Cos. represented the landlord, Westpark Office Complex, and Kelly Woodruff and Nate Stricklen with CBRE Group Inc. represented the tenant.

• Baron Energy Inc. renewed its lease for 1,709 square feet at 300 CM Allen Parkway in San Marcos. Sergio Negrete with CBRE Group Inc. represented the landlord.

• Provident Funding leased 1,707 square feet at 812 San Antonio St. Matt Levin and Rebecca Zigterman with ECR represented the landlord, an Bill Gump with Tower Commercial represented the tenant.

• Norwood/NCCD Associates LLC renewed its lease for 1,697 square feet at San Jacinto Center, 98 San Jacinto Blvd. Todd Gilfillan and Russell Young with CBRE Group Inc. represented the tenant.

• Austin Creative Reuse leased 1,601 square feet at 6406 N. I-35. John Heffington and Eric DeJernett of CBRE Group Inc. represented the landlord, Austin Renaissance Limited LP, and Max McDonald with Aquila Commercial LLC represented the tenant.

• Suphakit Areeya LLC leased 1,500 square feet at 8701 W. Parmer Lane. John Heffington and Bryan McMurrey of CBRE Group Inc. represented the landlord, Artisan I LLC And Artisan Ii LLC, and David Ottley with Ottley Real Estate Group represented the tenant.

• Marco’s Pizza leased 1,421 square feet at University Marketplace, 581 University Blvd. in Round Rock. Joey Mendez and Fred Wendland of Retail Solutions represented the landlord, and Brett Gissler of AMS Commercial Real Estate represented the tenant. Harvey Zinn of Latipac Commercial LLC helped facilitate the deal.

• Beardbrand LLC leased 1,375 square feet at Westway Office Park, 925 S. Capital of Texas Highway. Rebecca Zigterman of ECR represented the landlord, and Patrick Ley with ECR represented the tenant.

• The Lawyer Referral Service leased 1,359 square feet at 1016 LaPosada. Jayme Nelson with CBRE Group Inc. represented the landlord, A+ Federal Credit Union, and Jon Wheless and Max McDonald with Aquila Commercial LLC represented the tenant.

• Five Star Loyalty Inc. leased 966 square feet at 7509 Manchaca Road. Kelly Woodruff with CBRE Group Inc. represented the tenant.

• Nate & Associates Insurance leased 895 square feet at 1322 W. U.S. Highway 290 in Dripping Springs. Rebecca Zigterman with ECR represented the landlord, and Richard Holtom & Associates represented the tenant.
